Our approach to construction projects allows the owner to benefit from our construction knowledge at a cost that is less than project management and superintendent fees which contractors carry in their bids. Thus, there is no mark-up on any contractor or supplier prices. Our fees are not based on percentages or mark-ups relative to construction costs, but rather are based on the term of the project.

Construction management is an alternative method of project delivery for building construction. We work in conjunction with you and design professionals to further develop the your program. Upon further definition of the scope of work, construction budget, and schedule, we will prepare a conceptual estimate. Through value engineering, we can suggest alternate methods and materials, which will have a positive impact on cost and schedule. After completion of final construction documents, Troy Management Group, Inc. shall solicit pricing from qualified contractors and suppliers. Negotiate pricing on owner’s behalf and develop a project strategy outlining individual suppliers and contractors responsibilities.

After award of contracts, Troy Management Group, Inc. provides supervision along with our continued construction management services. We shall monitor the work, review submittals, review monthly payment requests and any additional work order request. We shall see the project through completion and prepare construction closeout documentation.
